While serving in the US Navy in 1986, I saw one of these gurus on TV selling his “No down payment” real-estate course. I liked what he had to say, so I bought his book and read it from cover to cover. It all sounded great, but it was full of great ideas with no clear direction on where to start. Although I was proud to serve my country, I knew that I had bigger dreams for myself.
After I got out of the Navy, I began working as an Electrical Engineer and started buying more books. I met a girl and eventually, we married. However, it wasn’t until after purchasing our first home that I finally felt I was ready to buy my first income property. This was something that I had wanted for many years but convincing my wife proved to be another challenge. I’ll never forget what she said to me. “You’d better not lose any of our money.” That was a lot of pressure on me but it was also a green light. So, I took everything that I’d learned and tried to put it all to work.
I called a real estate investor and started looking at a lot of properties. Some needed more work then I was prepared to handle. Others were in bad neighborhoods and then there were those that I wished I could afford. Eventually, I found a 3 unit house and spent months fixing it up so that I could raise the rents enough to make a small profit each month. We had all our money tied up in this one property and we were making $150 profit each month. I knew that I was never going to get rich like this. Two years later, we sold that house for a $42,000 profit. I was hooked! However, I knew that doing everything the conventional way, using bank financing and realtors, was going to take years. I knew real estate could offer me more of what I wanted in life – a flexible schedule and unlimited earning potential but there had to be a better way!
One thing I had heard many times was, “if you want to be successful, surround yourself with successful people.” So, I decided to stop everything I was doing and find a real estate / business coach and that’s when everything changed for me and my business. We focused on creating systems that streamlined our process, trained our staff and started to focus on working with people who were ready for their first or next investment property.
